Residents, please read the following procedures in regards to Covid-19. Our office will be closed however, you may call the office Mon-Fri 9am-5pm and follow the prompts to be directed to the appropriate person. You may also contact us via email at firstname.lastname@example.org
Rent- You are still required to pay your rent during this time. However, we understand that some have temporarily lost jobs or hours at their jobs due to Covid-19. If you are not able to pay your rent due to Covid-19 pandemic, we will work with you on a case-by-case basis. However, you must provide a letter from your employer indicating loss of employment due to Covid-19, along with the date that employment was lost and proof that you have applied for unemployment. You may email or fax this proof to us at email@example.com or fax to 937-227-2930. Please be sure to indicate your name and address in the email/fax. If we do not receive the appropriate information indicated we will not be able to work with you and you will be at risk of eviction. If you'll be paying rent after the 9th of April due to Covid-19, please contact us to make appropriate arrangements.
Late Fee- Late fees will be waived for all tenants for April 2020.
3 Day Notices- Please note that we will still issue 3 day notices to vacate for those that do not pay their rent in April. We are still able to file evictions and will do so for those that do not contact us to make appropriate arrangements.
Paying Online- We are requesting for eligible tenants to pay online through Appfolio, which can be accessed through our website at www.comtech-realty.com, select make payment and it will take you right to the tenant portal. If you don't have access to pay online we will need your email address to send you an invite to pay through the tenant portal. Please send all requests to firstname.lastname@example.org. When paying online you must pay your total amount in full unless you have been given special permission that does not require payment in full such as tenants that receive a subsidy. Other special permissions may be granted on a case-by-case basis when requested, please contact email@example.com for this request. If you do not have the ability to pay online, you will have to drop your payment off at the office or mail your payment. We are expecting to have an overwhelming volume of email requests between late payments and paying online requests, so we ask for your understanding and patience during this time.
Service Requests/Emergencies Only- During this time we ask for your help in reducing service calls to EMERGENCIES ONLY. Please help us keep our vendors safe by actively finding solutions to your non-emergency service requests. Many issues can be solved with a simple Google search, which shows how to fix common issues such as tripped circuit breakers, resetting GFCI outlets, etc. Remeber, replacing batteries, light bulbs, furnace filters, using a plunger on a clogged drain and many more simple tasks can be performed by you with no special tools needed. We also want to remind residents do not flush paper towels, feminine products or wipes of any kind down the toilet. Flushing these items will cause a backup that you will be charged for. There may also be a delay with getting service to you, so please keep this in mind.
If you need emergency service please call 937-609-2929. We ask that you inform us if anyone in your home is showing any signs of illness. We will allow our vendor and the nature of the service request to determine whether service is provided. We will track all service calls that are delayed and they will be dispatched when it is safe for all involved to do so.
